New Sprinkler System Installation on a DeLand Frontage

What goes in the trench before any sprinkler head is set?

The valves, and getting those right is most of the job. The photo shows the manifold going together in the trench: schedule 40 PVC, three inline valves off a common main, and the purple you can see at every joint is primer. That colour is not decoration. Purple primer is dyed specifically so an inspector can confirm from the outside that the pipe was primed before it was cemented, and a joint glued without it will hold for a while and then let go underground where nobody finds it until the water bill arrives. The black running underneath is control wire heading back to the timer, spliced in waterproof connectors rather than wire nuts, because a wire nut in a wet valve box corrodes and takes the zone offline inside a season. All of it sits in a valve box for access later. And before any of it, we call 811. Florida law requires two full business days notice before digging and the call is free. This is the unglamorous half of landscaping and irrigation.

Why does a strip of lawn along the road always die first?

Because it gets the worst of everything. A strip between a wall and a public sidewalk is the harshest ground on any property. It bakes from both sides, the concrete radiates heat back into the soil, foot traffic compacts it, and the sand underneath drains before the grass can use whatever falls on it. Add palms planted through it and there is real root competition for the moisture that is left. That is why the opening footage looks the way it does, with turf burned out in wide tan patches while everything set further back is still holding on. Hand watering never fixes this. A hose reaches the first thirty feet, the rest gets forgotten, and the strip stays a permanent eyesore on the most visible part of the property. A properly zoned system fixes it because the strip becomes its own zone with its own run time instead of an afterthought hanging off the end of the lawn zone. Does Florida require a rain sensor on a new system?

Yes, and it has for years. Florida Statute 373.62 requires an automatic landscape irrigation system to have a working rain sensor or other shutoff device that overrides the timer when it has rained, and the obligation sits on whoever installs the system and on the owner to keep it functioning. Most systems in the field have one fitted. Plenty of those stopped working years ago and nobody noticed, which is why you see sprinklers running in the rain all over Volusia County. Sensors are cheap and they fail quietly. If your system is more than five or six years old, that is the first thing worth testing. Confirm the current statutory language if you need it for a permit or a property manager, because statutes do get amended. The real benefit is not compliance anyway. How do you keep spray off a public sidewalk?

Head selection first, then adjusting every single one of them. Water on a public sidewalk is wasted water and a slip complaint waiting to happen, and on a road frontage it is also the fastest way to get a phone call from the county. So heads along the walk get set back from the edge, run adjustable arc nozzles, and get dialled in individually once the system is pressurised. You can see spray reaching the very edge of the concrete in the video and stopping there, which is the target. The other half of it is matching precipitation rates within a zone, so a run of quarter circle and half circle heads puts water down at the same rate instead of drowning one end and starving the other. This is where cheap installs cut corners, because anyone can glue pipe. Setting arcs properly along a long frontage takes an hour that nobody ever sees on the invoice.

How do you prove a new system actually works?

You run it, walk it and watch it, one zone at a time. That is the last hour of the job and it is the only proof that counts. Every zone gets cycled while somebody walks the whole run looking for a head that did not pop, a nozzle throwing short, a wet spot that means a fitting is weeping underground, and any overspray onto concrete or the road. The video is that walk. Then the controller gets programmed to a real schedule rather than the factory default, with run times matched to each zone instead of to a round number. Handing an owner a system with an unprogrammed timer is not finishing the job.
